Australian banks losing ground as mortgage brokers hit record market share
Brokers arranged 81.6 per cent of new and refinanced mortgages in June 2026, up sharply from 50.1 per cent a decade earlier.
Mortgage brokers have reached a record grip on Australia's home loan market, now arranging four of every five loans. Latest figures show brokers handled 81.6 per cent of new and refinanced mortgages in June 2026, a dramatic rise from 50.1 per cent in June 2016.
In 2025 alone, brokers arranged 838,815 residential loans, up 122,800 on the year before. Australia now sits alongside the United Kingdom and Netherlands as just one of three countries where brokers facilitate more than 80 per cent of mortgages.
The shift reflects several pressures on borrowers: bank branch closures have made it harder to deal directly with lenders, interest rate swings have made loans more complex, and some borrowers find big banks inflexible and expensive.
However, brokers are paid commission based on loan size, which can create incentives to recommend larger mortgages.
