Denman Prospect townhouse plan scrapped for 150-apartment development
A developer scrapped an approved 27-townhouse plan and now proposes more than 150 apartments.
A housing development in Canberra's Denman Prospect has undergone a big shift. The developer won approval for 27 townhouses in March 2024.
Now that plan is scrapped. The new proposal is more than 150 apartments in a three-building complex on the same site.
Rising construction costs, higher interest rates, and weak demand for expensive townhouses forced the change. The market shifted so much that pre-sales for townhouses stopped.
This made the original project not workable. The new plan includes mostly one- and two-bedroom apartments.
It skips the three- or four-bedroom units that ACT planning guidelines recommend. The developer says it tried to sell larger apartments in earlier projects but found no buyers.
