Fairy Meadow boarding house plan exceeds height limit by 3 metres

A five-storey boarding house proposal breaches the 15-metre height limit for Fairy Meadow by three metres.

Plans filed with Wollongong City Council show a boarding house on the corner of Grafton and Bourke streets. The boarding house breaks the local height limit.

The excess height is mostly from the lift overrun above the main building. The proposal includes 21 single-occupancy rooms spread across four upper floors.

Ground-floor parking will have five cars, one motorcycle and ten bicycles. Each room will have a bed/living area, private bathroom, kitchenette and balcony.

The developer argues the design brings housing, parking and services together well within a small space. A traffic study predicts only one extra car trip in the morning peak and two in the evening.

There will be no noticeable impact on the area. The application aims to provide affordable housing for Wollongong.

Public exhibition runs until 11 November.

Why it mattersThe council must decide whether the three-metre breach is justified by the affordable housing benefit, or whether the height limit should stand.

AustraliaWollongong residents will see the council's decision shape how new housing developments balance height limits against affordable housing supply in the area.
