My landlord won't fix it in the NT. What can I do?
Yes, if unsafe or unlivable. After written notice you can arrange late repairs, up to 2 weeks' rent.
Your clock
- 7 business days, 21 days if arranged: General repairs
- 5 business days, 14 days if arranged: Emergency
- 2 weeks' rent: Most you can claim
The rule in the NT
- For unsafe, unlivable or likely-to-be-damaged places you did not damage.
- Wait: 7 business days, or 21 days if the landlord arranges repairs and tells you in those 7.
- Emergency repairs: NTCAT can order them after 5 business days, or 14 days if arranged.
- Use the nominated repairer. If they cannot come, get 2 quotes and take the lowest. Keep proof of cost.
You can ask to deduct the cost from rent. Otherwise rent stays due, and unpaid rent can lead to termination.
What to send
