My landlord won't fix it in Queensland. What can I do?
Yes. They must keep it in repair. For emergencies you can spend up to 4 weeks' rent.
Your clock
- 4 weeks' rent: Most you can spend
- 7 days after getting your notice and receipts: They repay you
The rule in Queensland
- Emergency: burst pipe, gas leak, dangerous electrical fault, blocked toilet, no hot water, below minimum housing standards.
- Tell them or their repairer. If not fixed in reasonable time, you can arrange a qualified person.
- Other repairs: RTA dispute resolution, then QCAT. Emergencies can go straight to QCAT.
Stopping rent is a breach. After 7 days unpaid it can lead to eviction.
