Can my landlord keep my bond for cleaning in Victoria?
Usually only for rent owing, damage beyond fair wear and tear, or not leaving it reasonably clean.
Your clock
- at least 3 days: Proof before claim
- within 14 days of getting the RTBA notice: Apply to VCAT through RDRV, and tell the RTBA
The rule in Victoria
- Costs must be reasonable, and cleaning is judged against the condition at the start.
- Since 13 October 2026 they must give you proof before they claim.
- To stop payment, apply and tell the RTBA you have applied.
The 14 days run from the RTBA notice, not your landlord's message.
What to send
Please send the bond claim evidence for [address], [amount]. I do not agree with the claim.
