Can my landlord kick me out in Victoria?
Not without a valid reason. No-reason notices ended on 25 November 2025.
Your clock
- 90 days: Moving in, sale, repairs
- 14 days, at term end: Landlord's old home, per the lease
- 14 days, once 14 days owing: Unpaid rent
- can be same day: Serious damage or danger
- 30 days from the notice: Challenge a 90 day notice
The rule in Victoria
- It must be on the prescribed form, give the reason, and have proof for most reasons.
- Only a VCAT possession order and warrant can make you go.
Paying all the rent by the end date cancels the first four notices, not the fifth.
What to send
