Can my landlord raise the rent in Victoria?
Yes, but only once every 12 months, with at least 90 days' written notice on the right form.
Your clock
- 90 days: Notice they must give
- 12 months: Gap between rises
- 30 days from the notice: Ask Consumer Affairs to check
- 30 days from the report: Then RDRV (VCAT)
The rule in Victoria
- It must give the amount and how it was worked out, or the rise is invalid.
- In a fixed term, rent rises only if the lease sets the amount or method.
Older pages say 60 days. It has been 90 since 25 November 2025.
What to send
I think the rise in my notice dated [date] is excessive. I am asking Consumer Affairs to check.
