Can I break my lease in WA, and what does it cost?
Usually yes, but ending a fixed term early without a legal reason can leave you owing lost rent.
Your clock
- 21 days: Periodic notice
- 7 days, set form, with proof: Family violence
- 2 days: Home destroyed or unlivable
The rule in WA
- Periodic: 21 days' signed notice naming the home and the day. Fixed term: no early exit without a reason in the Act.
- Exits: family violence (7 days, set form, with proof), home destroyed or unlivable (2 days). A court can end it for hardship.
- The landlord can claim real loss but must limit it.
The Act sets no fixed break fee; your lease may name one.
