My landlord won't fix it in WA. What can I do?
Yes. If urgent repairs are not done in 24 hours (essential services) or 48 hours (other), you can arrange them.
Your clock
- 24 hours: Essential service
- 48 hours: Other urgent
- Reasonable time: Other repairs
The rule in WA
- Urgent means an essential service failed, or risk of injury, property damage or undue hardship.
- Tell the landlord. If unreachable or late, use a suitable repairer, only as far as needed.
- They must repay reasonable costs as soon as practicable.
- Other repairs: ask in writing. If not done in a reasonable time, you can give a Form 23 notice or call Consumer Protection.
You must keep paying rent while you wait. Stopping can lead to a termination notice.
