Devonport showground set to become fewer than 300 new homes
Developer Simon Want plans nearly 300 homes, aged care and childcare on the 10-hectare former showground site in central Devonport.
The vacant Devonport Showground is heading toward construction. Developer Simon Want released concept designs and opened a waiting list.
The 10-hectare site will have fewer than 300 homes in mixed housing types. The site will also include aged care facilities, childcare and public open space.
The exact number depends on how many people want bigger houses. Council approved the subdivision in 2024, ending a process that began in 2017.
Want bought the site in 2022 after Tasracing agreed to leave. Pacing and greyhound racing had been held there.
He plans to build the outer sections first while finishing designs for the centre. Want said infill housing like this is rarely seen in Tasmanian cities.
He aims to avoid mistakes made by sprawling mainland developments.

Why it mattersIt unlocks a major inner-city site for housing in a region facing supply pressures. It also models compact development that could reduce sprawl.
AustraliaFor Devonport, it transforms a disused eyesore into hundreds of homes and services; for Tasmania's housing debate, it demonstrates that significant infill is possible outside major cities.
