Motel fund snaps up Launceston's Sebel in record regional deal

Deltine High Yield Motel Fund paid a record price for regional Tasmanian accommodation in an off-market sale.

Deltine High Yield Motel Fund bought Launceston's Sebel hotel on November 4. The price was the highest ever for a Tasmanian accommodation asset outside Hobart.

The 49-room four-star hotel on St John Street includes a restaurant. The hotel has hosted AFL teams visiting the region.

Deltine launched in late 2024 and has already bought 15 motels across Australia. The fund plans to buy 10 more motels each year for five years.

It targets 50 properties total. Chief executive David Toomey said regional hotels are overlooked by large companies but offer strong investment returns.

The Sebel will keep its branding under the existing Accor franchise agreement.
