76 new homes planned for Cessnock as population set to surge about 80 per cent
McCloy Group proposes 76 residential lots in Cessnock as the city prepares for rapid growth from more than 74,000 to 115,000 residents by 2046.
A more than $14 million housing development is taking shape on the site of a former Hydro Aluminum smelter near Cessnock, where demand for new homes is growing fast. The McCloy Group has applied to build 76 residential lots across 146 hectares in the Regrowth Kurri Kurri area.
This is part of a staged redevelopment of the old industrial land and its surroundings. Lot sizes will range from about 450 to 918 square metres.
Cessnock's population reached 71,443 in 2025 and is forecast to exceed 115,000 by 2046. That is a rise of about 80 per cent in 25 years.
The growth rate is already outpacing regional New South Wales by more than three times. Council is considering formally lobbying state and federal governments to recognise the Hunter city as an emerging growth area deserving additional infrastructure funding.
