Kilnyana, a premier southern Riverina farming estate, has hit the market for $33 million, down from a previous $38 million asking price. The 4328-hectare property sits 25km southeast of Berrigan and combines high-yield dryland crops with prime livestock production.
Kilnyana includes 2800 hectares developed for canola, barley and wheat, plus extensive grazing country. Water comes from the Mulwala Canal, 27 dams, and a network of tanks and troughs.
The property features an eight-stand shearing shed, grain storage for 675 tonnes, an eight-bedroom homestead built around 1926, and staff residences. The price works out to about $7394 per hectare on a bare land basis, assuming $1 million in structural improvements.
